Wayne Gauthier is the absolute best! As first-time homebuyers in the Richmond area, we were referred to Wayne through a work colleague and are so very thankful! Wayne is super knowledgeable about the home buying process in general, as well as particulars of the Richmond market, and quickly educated us about what to expect throughout the entire journey. He helped us identify exactly what we were looking for -- and equally important -- what we were not looking for (which sounds basic but can sometimes be hard to nail down), what communities and neighborhoods matched those needs/wants, what kinds of questions to ask the sellers, and how to negotiate the contract, inspection and final sale. Coming from the D.C. area during a time when houses were selling like hotcakes in Richmond, it was extremely hard to schedule viewings in advance, particularly several in back-to-back proximity. Houses were being listed in the morning and being purchased that evening for $20-40k over asking price in cash, giving us little to no chance to see a place before it sold. Knowing this, Wayne was incredibly proactive about informing us about new or upcoming listings that matched our interests, and worked magic to fit us in with clients unexpectedly; he even offered to go by himself several times and FaceTime us on walk throughs! When we were able to get an offer in, he gave us great guidance on what we we could do to make ours accepted quickly (before others came in) or as competitive as possible. House hunting can be stressful, no doubt, especially when you're under a deadline, but Wayne actually made the hectic, long-distance search for a house an enjoyable process. Thanks to him, we ended up finding our dream home in the neighborhood we fell in love with about halfway into the home search, and almost gave up hope on. Wayne assured us to keep the faith, and he was right, as always. We finally made the big move to Richmond last June, and Wayne was one of the first people to stop by the house and welcome us. Not knowing too many people here before the move, it was so nice and reassuring to know that we already had at least one friend in Wayne. We continue to keep in touch with him and look forward to getting his mailers, which have great information about seasonal things to do in the area. The Christmas light house tour was especially fun!
