You finally know it's time to move and you have to sell your home. You have all kinds of questions and you call us to start the conversation. What do you need to do to get it ready for the market? How quickly can we get it listed? When can we start showing it? What value will be the best to market your home to compel a buyer to make you an offer? All are common questions we ask as home sellers in this situation. We go through our 16-step Seller Process with you to schedule the necessary steps and then we get to a point and we mention "Deferred Negotiations."

Deferred Negotiations allows us to advertise a contract review deadline rather than presenting and reviewing each offer as it comes in. The value to you as a seller is that in this tight inventory market holding all the contracts to review at one time often means you get a premium offer from the most motivated buyers who have significant interest in your home. It also allows us to maximize the exposure of your home for a limited time to generate interest from more than only the first couple of prospective purchasers that have the opportunity to see your home.

Exposure to prospective buyers is imperative to get the best offers and the most number of offers. You may have heard from friends that have recently sold about the multiple offer scenarios. It has been a phenomenon in the last three years that has grown for homes in the most desirable neighborhoods and for properties that are truly "Cream Puffs" and could qualify for HGTV standards.

Reach out to us as you interview agents to work with to get your home sold. We will explain how our experience using "Deferred Negotiations" may make a difference in what you walk away when your home sells.
